There are many reasons why a seller might want to re-list their property.
Maybe they had to take their home off the market for a short time for personal or work-related reasons. Perhaps they want to set a new price, do some renovating, or make some other significant changes to the property.
Or they may simply decide to update some key aspects of their listing, and want to take advantage of the opportunity to give their property a fresh start in the minds of potential buyers.
Whatever your reasons, here are a few tips you can use to make sure your re-listing is as successful as possible.
Tip #1: Re-think your pricing strategy
If the reason you want to re-list your property is simply because you haven’t received any reasonable offers at what you’re currently asking, it might be time to re-think your price.
This could mean trying out a new pricing strategy, like dropping below a certain price bracket to attract more searches on REALTOR.ca® or listing at a lower price to encourage multiple offers.
But if some time has passed since you first listed your property, it could be a good idea to ask your REALTOR® for an updated analysis of comparable properties that have sold in your neighbourhood in the last month or two, so you can discuss what’s happening in the market right now and decide on a new price together.
Tip #2: Stage your property to sell
If you haven’t already, re-listing is also a great time to do everything you can to make your home as appealing to buyers as possible and get your property ready to sell.
For some sellers, this might only involve a little de-cluttering and de-personalizing. For others, it could mean taking a few hours (or days) to give your home a fresh coat of paint, do some landscaping to boost your curb appeal, and take care of any small fixes or repairs to anything that could give a potential buyer any reason to have second thoughts.
If you really want your property to stand out, you could also consider hiring a professional staging company to get your home looking its best.
Tip #3: Put your best (virtual) foot forward
Your online listing is the first impression most buyers will have of your home. So do your best to make sure that impression is a good one.
For instance, if you’re selling in the summertime and the photos in your original listing all show snow on the ground, have a fresh set of professional photos taken that are both eye-catching and seasonally appropriate.
If you want to attract more attention from online house hunters, try switching the main image that shows up when a potential buyer clicks on your listing, or upgrade the written description to make sure it highlights your property in the best possible light.
You can also put the latest technology to work for you by adding a 3D virtual tour to your listing, using a drone to take some aerial footage of the surrounding neighborhood, or using artificial intelligence (AI) tools to virtually stage your property.
Tip #4: Re-evaluate your positioning
Buyers today have a whole host of options to choose from. So it’s always a good idea to work with your REALTOR® to make sure your marketing strategy targets the right buyers, in the right way, and casts the widest possible net.
For example, how can you position your property so it stands out from the crowd of other homes for sale in your area? What are your property’s unique selling points? And does your home have any special features you could try to emphasize a little more?
Tip #5: Be as flexible as possible
Lastly, if your property isn’t selling as quickly as you’d hoped, ask yourself if there’s anything you can change to make it easier for the right buyer to find – and fall in love with – your home.
For instance, authorize your REALTOR® to use a secure lockbox, so they won’t be limited to manually scheduling each and every walk-through. If you’ve been asking for 24- or 48-hours advance notice or restricting showings to weekends or specific evenings, consider opening up your schedule to make your property more accessible to buyers.
You could also consider being more flexible about things like your preferred closing date or what you’re willing to include with the sale of your home. And try to keep your home looking as neat and tidy as you can at all times, so you can accommodate those last-minute showings that just might lead to intertest, an offer – or even a sale.
