From chatbots and smart homes to Alexa, Siri and ChatGPT, artificial intelligence (AI) has transformed almost every aspect of our daily lives. But is AI also changing the way British Columbians buy and sell their homes?
While AI isn’t about to replace your human REALTOR® anytime soon, here are 10 ways that AI is already being used in B.C. to help Canadians sell their current homes, buy a new property – and make the whole real estate process faster and more efficient for everyone:
1. Virtual home staging—AI image and video generators let homeowners virtually stage their properties with just a few clicks of a mouse, including everything from changing the colour of the paint on the walls to adding new furniture, updating the décor or sprucing up the landscaping.
2. Personalized property searches—buyers and REALTORS® can both use AI search tools to instantly narrow down their options to only those listings that meet their exact needs and preferences.
3. Online property tours and showings—many listings today rely on 360-degree, AI-generated video tours to let potential buyers tour properties that are located across town, in a different city, or on the other side of the country.
4. Fast and accurate home valuations—REALTORS® can use AI-powered tools to survey thousands of comparable listings in the blink of an eye and come up with accurate, up-to-the-minute home valuations that are based on real-world results.
5. Accelerated sales analytics and insights—AI platforms bring together vast amounts of research and data to help REALTORS® analyze current market conditions, forecast the impacts of current events on housing prices, and even predict future trends at the national, regional and local levels.
6. Targeted marketing and advertising—REALTORS® can also use AI tools to analyze what buyers are looking for in a home, figure out which approaches will attract the most attention, and tailor their marketing and advertising to reach the broadest pool of potential buyers in the quickest and most efficient way possible.
7. Scouting for investment opportunities—AI services help investors analyze the latest market data to find properties that are undervalued, located in new or emerging neighbourhoods, or which are most likely to appeal to renters.
8. Smart security and access systems—smart home technologies make it easier to schedule viewings at the last minute by letting REALTORS® and their clients use passwords or facial recognition to access properties that are for sale.
9. 24/7 client support—AI chatbots let real estate agencies provide immediate, round-the-clock support and services for their clients on a 24/7 basis, 365 days a year.
10. Answers to common questions—AI platforms like ChatGPT can also answer many of the most common basic questions about real estate, from telling sellers how to boost their curb appeal to letting buyers know how much money they’ll need to put down to buy a particular property.
But while all of these tools can be useful, just remember that the advice you get from AI won’t always be accurate, up-to-date, or relevant to your local market. So be sure to confirm the answers to any really important questions with your REALTOR® before you act on them!
