Although one of the most romantic occasions of the year isn’t one normally associated with shopping for a property, that doesn’t mean the real estate industry goes on pause. Instead, if you’re listing on Saint Valentine’s Day, use the occasion to present your home in a couples-approved manner.

Light the scene

What sets the proper mood better than correct lighting? No, don’t dim the lights so potential buyers can’t see what they’re purchasing, but try placing candles on the coffee table or mantle shelf. If you have a fireplace, a small fire can create the feeling of coziness, as anyone who has stepped in front of one after being out in the winter cold can attest to. An electric variant makes a great substitute, too.

Appeal to the scent-ses

Nothing says “come on in” like a fresh-smelling room. Don’t overdo it by using strong, overpowering scents that can distract from the experience or flare up an allergy. Rather, choose something simple and natural such as orange, lavender, vanilla or cedar — not all at the same time, of course, and choose one that fits best with the house’s theme.

Put on background music

Playing tunes can have the same effect as introducing a soothing smell, but in a similar vein, less is often more. Everyone has different music tastes, so go with a choice that’s understated, lyrically light and blends into the background. Classical and jazz are usually safe bets.

Set the table

Give viewers an idea of what the dining area might look like for a future Valentine’s Day meal. Choose settings in appropriate colours, implement some innovative napkin folding and don’t be afraid to go big and bold here with the display. Finish it off with a fresh flower inside a decorative vase.

Clean, clean clean

Just as you would for a showing at any other time, it’s important to ensure your home is clean, presentable and free from clutter. Remove cables and other stray objects off counter tops, tidy up the sofa and above all else, make the bathroom as spotless as possible.
