As of April 10, 2025, the REALTOR.ca property listing website has now started including both closed and pending sales in the Metro Vancouver area as part of its regular platform. This long-overdue change will give both buyers and sellers greater transparency into market activity in the Lower Mainland, and help them make better and more informed decisions at every step of the real estate process.
What’s new
Until now, the sale prices of homes that were listed on REALTOR.ca were only displayed in the “sales history” of the site. They also weren’t made publicly available for an entire year after the sale of a property.
Now, sold listings will be displayed on REALTOR.ca immediately after a sale closes, with the sale prices available just 30 days after the closing date. Plus, properties that have an offer pending will also display a new special “Price Pending” status until either the property is sold, or the offer is rejected or withdrawn.

Why it matters
Vancouver is just the third—and by far the largest—region in the country to make this change a permanent move. Among other benefits, the update offers lets Vancouver buyers and sellers:
search for sold listings on REALTOR.ca and track the latest market trends and activities in real time
make more informed and up-to-date decisions about pricing when listing their property or putting in an offer
gain greater insights and visibility into the local real estate market
The change also reflects an ongoing shift towards greater transparency among both REALTORS® in B.C. and their clients. According to the Greater Vancouver REALTORS® (GVR), for example, up to 72% of homebuyers in B.C. say that transparency is a key part of their decision-making when it comes to buying a home.
This update helps meet that expectation by providing all buyers and sellers with equal and open access to the most accurate and timely information available on where the markets stand today—and where they might be headed tomorrow.
